I just sold a home, a Sun City Festival property,  to a couple about 10 months ago.  They were originally from Ohio.

 

When they came here from Ohio, they initally  purchased a home in a family community.  They had come from a small town and wanted to have a newly built home.  They had decided they did not want to live in an Arizona Retirement Community, yet.

 

They found a new community and purchased. Things were fine the first couple of years.  Everyone was doing their yards, lawn chairs were out on Halloween to watch the children, etc.  Then the bottom fell out of the Real Estate market.

 

The neighbor next door decided to open a daycare center, 25 children screaming in the backyard.  The people across the street started renting out extra bedrooms.  This lead to many cars parked in the street.

Long story short, they sold the house, lost money and moved to an Arizona Retirement Community.  They main reason was to live in an HOA that enforced the rules.  Rules are important in a community for maintaining quality of the community and resale values.

 

Before you purchase a new home, check the community out throughly.  If it is a new community, check surrounding areas

Active Retirement Communities; A day in the life of a Sun City West Realtor

Today is Friday and I always check my flyer boxes on my homes in Sun City West.  I also turn the AC up in the Sun City West property that I am doing an open house tomorrow if it is vacant.

I jumped in my prefered mode of transportation, golf cart, and away I go!  It rained last night and it is only 75 degrees this morning, heaven. I arrived at my Sun City West home for sale and looked around.  With the rain and wind I will need to sweep the front porch before my open house. I get back in the golf cart and go to breakfast.  One of my favorite places to eat breakfast in Sun City West, an active retirement community, is the Garden Cafe.  They have great service and a homey atmosphere.  There is nothing like Eggs Benedict to start the day with!  I will have to remember to come back next week for lunch on Friday, crab cake special.

What does an Adult community have to offer us?

I always have great success with open houses in the weekends in the Summer.  People are busy during the week and prefer to leisurely look on Saturday and Sunday.

 

 

 

I had one couple that is new to the area and had several questions regarding Sun City West:

What are the activities offered?

Do they have a newspaper/newsletter online?

In regards to the activities in Sun City West . . . well, it you are bored here it is your own fault!  We have activities from metal crafts, wood working, jewelery making, pickle ball, tennis, golf, bowling and the list goes on.  I suggested that they give me their email address and I will forward them the list of activities.

The recreational centers that are closest to the home that we were in are R.H. Johnson, Kuentz and Palm Ridge.  I suggested that they click on each name in the email for a complete list of activities.

We have nine golf courses here In Sun City West to use.  We also have a private country club, Briarwood, located across the street from the open house.

Yes, we do have an online information center, www.rcscw.com.  This will let you know everything that is going on in the community.

We spent approximatley 20 minutes talking about the home they were in and the community.  We set up an appointment to look at homes in Sun City West later in the week.

What does Palm Ridge Rec Center in Sun City West have to offer?

What are the activities offered Palm Ridge Rec Center in Sun City West?

The Palm Ridge Rec Center in Sun City West is 54K sq. and was built in 1993.  It consists of two buildings.

One building emphasizes aquatics and fitness with two indoor pools.  One is a lap pool and the other is for aqua aerobics and water walking laps.

The outdoor pool has saltwater and a beautiful water feature.  There is an outdoor covered patio for viewing the pool and relaxing.

The indoor walking tack is perfect for those who prefer not to walk in the sun or the colder climates in the winter.

The exercise room was completely renovated last year with new flooring and equipment.

Outside the Fitness Building there are the six lighted tennis courts.  The Homeowners Association is looking into building $250K Pickle Ball facility at this time.  Pickle Ball has become one of the fastest growing sports.

The second building features social and club activities.  Its 11K sq. ft. Summit Ballroom is comparable to the one at the R.H. Johnson Center, with a wood floor and movable dividers.  The hall also contains a stage and two kitchens.  Elsewhere in the building, space is providing for the Stained Glass and Computer Club.

As you can see, the Palm Ridge Rec Center  in Sun City West has many things to offer resident.
